Description

Are you or will you be living next to infill construction? What should you expect? What are your rights? Who would you contact regarding property damage, unsafe construction practices, or nuisance?

Or do you dream of building an infill home? What are typical lot costs and construction costs? Special mortgage considerations? What are the bylaws governing new builds in a mature neighbourhood? How high or how wide can you go? What are some ‘good neighbour’ considerations and what is the city doing to improve the process?

Come to our November Social at the hall to chat with people in the know. City of Edmonton guides will be available for pickup. There will also be an update on the seniors condo project and the new Capilano library.

Special guests include:

- Bev Zubot, EFCL Planning Advisor who has presented to City Council on infill topics such as construction impacts, preservation of trees, changes to height regulations, etc.

- Colton Kirsop, Senior Planner, and Chris Wilcott, Planner, with City of Edmonton Zoning Bylaw Team

- Anlin Wen, Senior Planner, City of Edmonton Residential Approvals

- Paul Blais, Realtor and Co-owner of RE/MAX Elite in Forest Heights with current market statistics on teardowns and new infill homes

- Gord McCallum, Broker and President of First Foundation mortgage brokerage to speak about special construction loan considerations

- Yvonne De la Fuente, Architect with YDLF Design to answer questions regarding home design in mature neighbourhoods

- Shannon Clarke, Community Librarian updates on the new Capilano library and books on home design, landscaping, renovating for aging in place, and urban design

- Peter Amerongen, Director with Habitat Studio and Workshop (2pm)

- Dale Rott, Managing Partner with Effect Homes

- Leigh Bond, VP Business Development of Think Mechanical Inc.

- Kelly James, owner of a rebuilt, Holyrood Near Net-Zero home which was featured in the 2015 Eco-Solar home tour.

Habitat Studio and Workshop and Effect Homes are both builders with infill experience. In particular, they are passionate about energy-efficient homes. If you’re interested in sustainable building, come speak with Peter, Dale, Leigh, or Kelly. They were all hosts at Net-Zero or Near Net-Zero homes on the 2015 Eco-Solar Home Tour.

There will be a short introduction every hour but this is an informal mixer so anyone can check out the information that interests them most. This is a drop-in event (no need to stay for full three hours).
