Vancouver and Calgary both influence Kelowna and the Okanagan’s property markets. With these markets moving in dramatically different directions, it is worth exploring the extent of their influence. The starting point of this presentation is tracing the movements of people, economic activity, and capital from the Vancouver and Calgary metropolitan areas to BC’s interior. The focus of the presentation is to identify how these factors play out statistically in the evolution of the residential property market in Kelowna and Okanagan. From these causal relationships, Tsur will then draw inferences to the relative importance of Calgary and Vancouver in driving the local market.
